22nr high quality, low carbon, affordable family council homes built around a newly installed village green area, community orchard and new commercial units. This project marks the final phase of Mansfield District Council’s (MDC) vision to deliver the Bellamy Road Community Heart Housing Development.
This non fossil fuel housing development includes the construction of new 22 homes. The scheme comprise of 3 x four-bedroom semi-detached houses, 8 x three bedroom semi-detached houses, 9 x two-bedroom semi-detached houses and 2 x two-bedroom detached houses. Homes will be offered at affordable rents and will be owned and managed by MDC.
Homes include air source heat pumps and PV panels and have been designed to align with governments carbon reduction targets and the Future Homes Standard. Works also include the demolition of existing shops and five flats in Egmanton Road and the construction of a new single-storey parade of retail outlets with a convenience store, cafe and takeaway.
The project is situated within a heavily populated residential area with site access off Thorpe Road. The area is well used by pedestrians and cyclists throughout the day. Communication is therefore an important part of our stakeholder engagement plan, and we continue to keep residents updated as works progress.
Social Value at Bellamy Regeneration
MBS are delivering a range of social value initiatives, many of these are in liaison with the various voluntary groups who utilise the Community Centre, a stones throw from site. Engagement to date has been well received, and includes:
- Donations to the Bellamy FOOD Club, along with assistance from our team to help with serve in the Community Shop.
- 150 Easter eggs donated to The Friends of Bellamy’s Easter Party hosted at a local school.
- 40 homemade cupcakes donated for a MacMillan coffee morning
- £500 towards the hire of a coach for a residents’ trip to Skegness.
- Joined Vision West Nottinghamshire College’s Construction Advisory Panel, and agreed to provide work placements for two T-Level students in September 2024.
Local Economy
- 97.4% of the people employed on the project come from within 40 miles of the site and 88% are from within 20 miles of Mansfield against a target of 60%.
- Financial spend distribution throughout the main contractor’s supply chain is exceeding a target of 75% within 30 miles by 6%.
- 100% of the spend has been with small to medium sized suppliers.
Community Allotment
MBS have worked with the Tenants Association to rejuvenate the Community Allotments. The Tenants association received funding from Lindhurst Windfarm to purchase materials and MBS provided
the required labour to complete the works free of charge.
