
We are delighted to announce the successful handover of The Knoll, a major brownfield regeneration scheme in Sunny Hill, Derby, delivered by Mercer Building Solutions Ltd for Derby City Council. The project marks a significant milestone in the city’s affordable housing programme and reflects our continued commitment to building modern, sustainable homes that enhance local communities.
Transforming a Long‑Vacant Brownfield Site
The Knoll was built on a long‑vacant and heavily contaminated brownfield site located at the corner of Village Street and Stenson Road. Before construction could begin, substantial enabling and stabilisation works were required, including repairing retaining walls, levelling the land, and creating a new access road. These essential works were supported by Government funding through the Brownfield Land Release Fund, secured specifically to prepare the land for development.
Our team commenced construction in July 2024 and successfully completed the scheme in January 2026, delivering the project on programme and to a high standard.
Seventeen New Sustainable Homes for Sunny Hill
The Knoll development delivers 17 high‑quality new homes designed to meet modern standards of comfort, energy efficiency and low‑carbon performance. The scheme includes a thoughtfully designed mix of one, two, three and four‑bedroom properties, predominantly semi‑detached homes, alongside one detached four‑bedroom plot ensuring a varied and family‑friendly neighbourhood layout.
Every home incorporates air‑source heat pumps, photovoltaic (PV) solar panels and high‑performance insulation, fully aligning with Derby City Council’s ambition to create greener, more efficient homes for local residents. These modern features will reduce energy bills, cut carbon emissions and support long-term sustainability.
Supporting Derby’s Affordable Housing Ambitions
The Knoll forms part of Derby City Council’s wider five‑site, 57‑unit affordable housing programme, demonstrating our ability to deliver complex urban regeneration schemes at scale. The development plays an important role in helping Derby achieve its target of delivering around 100 affordable homes each year, contributing to growing local housing capacity and ensuring more families have access to modern, secure and energy‑efficient homes.
By bringing this long‑unused plot back into active use, The Knoll not only provides much‑needed housing but also enhances the surrounding area, breathing new life into the Sunny Hill community.
