Mercer Building Solutions successfully The Knoll in Sunny Hill, Derby, transforming a long-vacant brownfield site at the corner of Village Street and Stenson Road into 17 high-quality new homes. The scheme forms part of the five-site, 57-unit affordable housing programme that MBS is constructing across Derby, demonstrating our capability in delivering sustainable new homes on complex urban sites.
The development includes a mix of one, two, three and four-bedroom properties, arranged predominantly as semi-detached homes with one detached four-bedroom plot. MBS commenced construction in July 2024 and completed works in January 2026. The project was supported by £367,177 of Government funding through the Brownfield Land Release Fund, secured specifically to stabilise and prepare the land, repair existing retaining walls, level the site and create a new access road, key early interventions required before construction could begin.
The Knoll had remained unused for many years and was heavily contaminated, requiring significant enabling works and careful land preparation. MBS has delivered these activities from the outset, ensuring a safe, build-ready platform for the programme.
Every home has been constructed to meet modern low-carbon standards, incorporating air-source heat pumps, solar PV panels and high-performance insulation, fully aligning with Derby’s ambition to deliver greener, more efficient homes for local residents.
As one of Derby’s key brownfield regeneration schemes, The Knoll plays an important role in supporting the city’s target of delivering or acquiring around 100 affordable homes each year. By bringing this underused site back into active use and creating a new residential neighbourhood, MBS is helping increase local housing capacity while improving the wider environment within the Sunny Hill community. MBS is proud to be delivering high-quality family homes that are modern, resilient and energy-efficient, contributing to the long-term sustainability and regeneration of the area.
